100% Occupancy at Above Market Rent: Retail Lease Regear on Wilmslow Road, Rusholme

Wilmslow Road in Rusholme is one of the most recognisable retail and food and beverage streets in the North West. High footfall, dense residential catchment and a national reputation as the heart of Manchester's Curry Mile make it a location that, in normal circumstances, lets itself. But circumstances at San Court were not normal. During the building's fire safety capital works programme, scaffolding across the facade impacted the retail parade at street level for a prolonged period. Footfall into the units fell.


SURVPROP was instructed to stabilise the retail position, regear the leases and restore the parade to full occupancy. We achieved 100% occupancy at above market rent, on 10-year terms.


The Challenge


San Court sits on Wilmslow Road, Rusholme, with a parade of ground-floor retail units facing directly onto one of Manchester's busiest food and beverage streets. During the fire safety remediation programme at the building, scaffolding erected to facilitate works on the upper residential floors had a direct impact on the retail units beneath. Visibility was reduced. Access was disrupted.


The asset owner needed the parade stabilised and performing before the scaffolding came down. Waiting until the site was clear before going to market would have meant months of void periods and lost rent on a high-value pitch. The instruction to SURVPROP was to market the units directly, without relying on occupier-led negotiation with departing tenants, and to secure new leases that would hold long-term.


What We Did


SURVPROP took the letting of the San Court retail parade in-house and went directly to the market. Rather than working reactively with existing occupiers who had leverage from the disruption to negotiate discounted terms, we identified and approached operators actively seeking premium food and beverage space on Wilmslow Road.


The pitch to prospective tenants was straightforward: a prominent position on one of the most consistently busy streets in Manchester, with the certainty that the building's fire safety works were being resolved rather than deferred. For the right operator, the scaffolding period was an opportunity to take space at a moment of transition rather than competing for it at a premium once the works were complete.


Leases were negotiated on 10-year terms with landlord step-in provisions, providing the asset owner with long-term income security and the ability to intervene operationally if tenants fail to trade to agreed standards. Lease structures of this type are increasingly common in managed retail parades and reflect the higher bar that experienced commercial landlords now set when letting to hospitality and food operators.


The Outcome


The San Court retail parade is now at 100% occupancy, with all units let to food and beverage operators at rents above prevailing market comparables for Wilmslow Road. The parade includes established national and regional food and beverage brands with loyal customer bases and strong operational track records.


Comparables from the parade are now being used as evidence of tone of market for other lettings on Wilmslow Road, placing San Court at the premium end of what is already a highly active street. All tenancies are trading and performing within their lease obligations.


What This Means for Retail Property Owners


Periods of capital works or building disruption are routinely used by existing tenants to renegotiate their leases. A tenant in occupation while scaffolding goes up is in a strong position to argue for a rent reduction, a break clause or a short-term renewal rather than a long-term commitment. Managing that dynamic requires an asset manager who can go to the market rather than simply respond to occupier demands.

Bringing in premium operators on long-term structured leases during the works programme meant the parade was set up correctly for the long term, not just stabilised in the short term.
